Location:The Kelly Creek Ranch is located along Highway 395 between Goose Lake and the Warner Mountain Range, 12 miles south of Lakeview, Oregon. Lakeview (Pop.2,500) is the county seat and provides schools, shopping, medical facilities and a paved and lighted airport. The small community of New Pine Creek (Pop.260) is just south of the ranch and Alturas, California (Pop.3,000) is 42 miles to the south.

Operation:This is one of the better cattle ranches in Goose Lake Valley. This versatile property will work very well for a registered cattle operation, a commercial cow herd, a summer yearling operation or a combination of these uses. Comprised primarily of native meadows with free water, this is an extremely economical ranch to operate.

Acreage:Approximately 2,400 acres consisting of: 850 acres of irrigated and sub irrigated native meadows. 80 acres of wheel-line irrigated crop land planted to alfalfa and rye for 2009. 115 acres of dry crop land planted to grain hay for 2009. 1,356 acres of native spring range. 80 acres of riparian land bordering Goose Lake. This is not included in the deeded acreage but granted to the Ranch by the State of Oregon to be used by the ranch.

Production Capacity:In years of normal moisture and with proper management practices, the ranch should be capable of running 350 to 400 cows on a year around basis, 700 pairs for 6 months or 1,200 to 1,500 yearlings for the summer grass season. The ranch produces alfalfa, grain and meadow hay with production running up to 900 tons on some years.

Water:The ranch has water rights of 11.365 cubic feet per second on Kelly Creek. This is 86% of the total allocation and Kelly Creek Ranch has the earliest priority date, 1869. This water is completely free except for a 25 horsepower pump used to sprinkle 80 acres of crop land. There are numerous springs on the Ranch, two artesian stock water wells and abundant sub irrigated meadows.

Improvements: The ranch is very well improved and all improvements are well maintained and are in excellent shape.
A.Headquarters #1: Main house 4 bedroom, 1-3/4 bath, older home but nicely remodeled: 3 bay garage, large barn with tack room and stalls, corrals with livestock scales and miscellaneous storage buildings.
B.Headquarters # 2: Double-wide 2 bedrooms, 2 bath mobile home, and 6-bay equipment shed, large older barn, excellent set of new working corrals with livestock scales and miscellaneous out buildings.
C.Headquarters #3: Home, 3 bedroom, 1 bath, garage and shop combination, and horse barn.

Comments:With frontage on Goose Lake, the ranch has good waterfowl hunting. The 1300 acres of native range in the foothills of the Warner Mountains provides excellent deer hunting and the entire ranch provides excellent quail hunting. The meadows on the ranch have stands of willows and cottonwoods providing protection for feeding and calving areas. This is an economical livestock operation that has good recreational and scenic amenities.
